Last year Mercadona launched part of its logistics block of Parc Sagunt, the industrial area on the rise following the announcement, just two weeks ago, of the location of the Seat-Volkswagen gigafactory. There the Valencian chain invested more than 27 million euros that year and projects that this center will be operational in 2026, the same date on which the battery plant should be operating at full capacity.
Mercadona -and behind it, firms such as Crown Holding, Grupo Arnedo, Acotral, Zuvamesa, Jofemesa or Intel Fish- is an example of a tractor company that made Parc Sagunt I a growing industrial area, and now that role is being exercised by the SEAT gigafactory in its second phase.
Because there is already an effect of the announcement of the automotive multinational, since there are increases of 20% of the value of the land in this area.
"From the 110-125 euros/square meter of before, it has now risen to about 150 euros, approximately. There have already been some transactions, although they were operations of firms that were already in the area, but now they have seen that there is firm interest, "says José Muñoz, director of the industrial department East zone of the real estate consultancy CBRE.

According to Muñoz, Parc Sagunt has allowed "several companies to develop large projects in Valencia, where there were no large logistics spaces. Now, with Parc Sagunt II, it was thought that we would have more space, but right now there is little soil again. There is a lot of demand," explains Muñoz.

To have more space, the Generalitat Valenciana approved two weeks ago -before the news of Seat- the expropriation project to dispose of 5.6 million square meters of industrial land in Parc Sagunt II with the aim of attracting new companies.
The public company Espais Econòmics Empresarials, which manages the purchase and expropriation of the land, already owns 1.3 million square meters of land, which represents 23.21% of the total surface of the future logistics business park. The land to be expropriated currently totals a total area of 4.3 million square meters.

Now work is already underway on Parc Sagunt III, as explained by the Valencian president Ximo Puig after the announcement of the SEAT gigafactory.A new area that will provide more annexed industrial land, with another million square meters.
"We have worked to go further by reinvesting the income that has been generated in Parc Sagunt I, it has been a key piece," Puig explained at the press conference the day after the announcement.
The location, key in the choice of Sagunt
The territory in which the gigafactory will be located was decisive in the election. Seat President Wayne Griffiths said in fact that its logistical connections and the location of the plant and its infrastructure had been taken into account. In fact, in Parc Sagunt II the creation of an intermodal railway zone is planned, with a direct connection to the port.
Looking back, José Muñoz explains that the choice of Sagunt, by location, port, by the Mediterranean corridor, etc. was interesting because there was also soil. "There are now other locations along the A7, but there are no large pockets of soil. The gigafactory will bring a lot of employment and the possibility of having a business, but it will also mean the consumption of that land that will go on the market, therefore, welcome, "he explains.
With the consolidation of Sagunt as an industrial pole, there are already three preferred areas for industry in the province of Valencia.

To the north, Sagunt and to the south, Picassent, which is growing in spaces under the protection of Almussafes. Both are added to the so-called prime zone, which remains in Ribarroja and the next Loriguilla and Cheste, an area where the two most important roads intersect, in addition to Paterna.
"Formerly the important focus was Almussafes, but right now right next to Ford is Picassent, where a lot of land has been bought for projects that are built so that companies like us find a client," he explains.
Here Panattoni, a European logistic-industrial real estate developer, announced the start of work on its Panattoni Park Valencia I project, a multi-client and modular development equipped with approximately 18,000 square meters of gross leasable area (GLA) in the industrial area of Picassent.

"Valencia is one of the markets with the highest demand for modern inmologistic space and adapted to the demands of ecommerce," said Gustavo Cardozo, panattoni's general director for Spain and Portugal, when the project was announced on March 21.
Among the key tenants of this space are companies such as Amazon, but also Arvato Services Polska, Coty Cosmetics, DSV, H&M, Intermarché, Leroy Merlin, ND Logistics, Still, Schenker, Selgros and Tesco.

According to CBRE, 47% of the people who enter through the northwest area of Valencia do not cross the Avenida de les Corts Valencianes. This, they say, is due to the great offer of retail and offices that concentrates the area, which has an office park of 800,000 square meters, with a take-up of 50,000 square meters, and with an availability rate of 6%.
"In Valencia the occupancy rate is very high, but it is not due to the high quality of our buildings, but to the lack of supply", highlights José Ángel Sospedra, senior director – Regional Manager East Spain CBRE Spain. In the city there are only three buildings with sustainable certifications, and they point out that in other cities such as Malaga they have 15, Barcelona 400 and Madrid more than 400. "Valencia must update its office offer so as not to be left out of the market and offer a competitive office park for multinationals that want to settle," explains Sospedra.
